The majority of domestic work requiring Building Regulations approval falls into the following categories:
- Erection of a new building or extension of an existing building eg, a kitchen extension or loft conversion (some extensions are exempt from Building Regulations)
- Structural work and alterations to an existing building eg, underpinning, formation of a through lounge, partial removal of chimney breasts
- Changing the use of an existing building eg, converting a house to flats
- The provision of new drainage or the extension or alteration of drainage facilities eg, providing a WC under the stairs.
- The installation of replacement and new windows.
- Replacement boilers.
- Notifiable electrical work.
Most non-domestic work involving new build, extension, structural alteration, improvement and the installation of mechanical services requires approval under the Building Regulations.
