Make a planning application

Planning applications can either be made:

Before making an application by either route please read our guidance notes.

You will also need to submit ordnance survey (OS) extracts with your planning application:

Under normal circumstances we aim to register valid applications within three working days from the date of receipt. Within one working day of validation the application documentation should be viewable on our website. All other application documentation should be available on our website within one working day of receipt.

If you need advice before submitting your application or are not sure whether you need planning permission and/or building regulations approval you can:

Discharging planning conditions

If you have received planning permission which includes conditions requiring certain matters to be agreed with the council then you will need to apply to the council to discharge those conditions.

In some instances this will need to be done before you commence what you have permission for. If you have any queries about when you need to apply please email us at development.control@bracknell-forest.gov.uk.

Applications to discharge planning conditions must be made in writing clearly identifying the relevant permission and the number(s) of the condition(s) concerned or by using the discharge of conditions form. If you made your planning application online you may also find it easier to submit your request to discharge planning condition online via the planning portal.

Each request (see note below) should be accompanied by a fee £85 per request (or £25 where the condition(s) relates to planning permission for extending or altering a dwelling house or other development in the curtilage of a dwelling house). Cheques should be made payable to Bracknell Forest Borough Council.

Note: No fee is required for the discharge of conditions attached to applications for listed building consent, conservation area consent or advertisement consent.
